Yeah. So this whole condo thing. Uh so I manage the maintenance of a 47 unit condo here in Ormond Beach. So we're you know, we're we're north of Central Florida. Um, but it's right on the beach and we had an assessment last year under this new law. Um, and what happens is these inspection companies come in, uh, they charge an exorbitant amount of money for the inspection, like, 100,000 200,000 for the inspection. Uh, they're in there for a couple days, banging on the concrete looking at stuff, um, using, uh, infrared and, um, sonar and all kinds of all kinds of things. Um, and they identify issues in the building and then, uh, they write up those issues and that inspection report goes to a company that can repair them. Then that company comes in with their quote, And the best quote, we got on this little tiny building here for the repairs that need to be made. Um, including sealing the parking lot concrete, uh, they wanted uh, nearly 2 million. Uh, they ended up closing negotiating at 1.8 million on this tiny little 47 unit condominium. Um, and the way that condo set up is everything is shared um, through the association and the assessments are passed on to each owner. Uh so they had to divide that 1.8 million by 47 units. Um what really sucks is there's several people that own like 3 or 4 units in there. Uh so it was a buttload of money per owner um to get that building up to what the inspector said, it had to be Pretty crazy. Uh, don't buy a condo, they suck. Wiggle wiggle. Pop, pop, pop.
